The Ventura County real estate market is moving fast right now. If you've been thinking about buying, refinancing, or just understanding where Ventura County mortgage rates are heading, here's what you need to know as we head into the final quarter of 2026.

Where Ventura County Mortgage Rates Stand Today

As of October 2026, Ventura County mortgage rates are sitting at attractive levels for buyers and refinancers. The 30-year fixed mortgage rate for well-qualified borrowers is hovering around 6.2% to 6.5%, depending on loan type and credit profile. The 15-year fixed is running about 5.7% to 6.0%. If you have excellent credit and substantial down payment, you might see rates on the lower end. If you're a first-time buyer or bringing less to the table, you'll be closer to the higher end.

For Ventura County specifically, jumbo loans (anything over $766,550) are running slightly higher, typically in the 6.4% to 6.7% range.

What does this mean in your pocket? On a $600,000 Ventura County home with 20% down at today's rates, your monthly payment is roughly $3,100. A year ago, the same loan was closer to $3,250. That's real savings if you're ready to move.

Ventura County Mortgage Rates October 2026: Market Conditions Right Now

Inventory is still tight. We're not seeing the shortage we had in 2024, but Ventura County still has less than a three-month supply of homes at current sales pace. That means if you find a property you like, you need to be ready to move fast.

Home prices have stabilized. The median home price in Ventura County is around $875,000, which is up modestly from mid-2026 but nowhere near the panic-buying peaks we saw in 2022. This is actually a better buyer's market than we've had in a while.

Days on market are increasing slightly. Homes are spending 45-60 days on the market on average, which is longer than the 30-35 days we saw a year ago. This gives buyers a little more time to make decisions, but it also means sellers are becoming more realistic about pricing.

What This Means for Different Buyer Types

If you're a first-time buyer, rates are more approachable than they were six months ago. Down payment programs and FHA financing are both solid options right now. The market isn't as frenzied as it was, which takes pressure off your offer.

If you're a move-up buyer, you have options. You can sell your current home in this market and have time to find the right next property without feeling rushed. That's different from 2023 and 2024.

If you're a cash buyer, your advantage is still there, but it's smaller. Financed buyers can now compete more effectively, so expect homes to go for fair market value rather than steep premiums.

If you're thinking about refinancing, rates have come down enough that it's worth a conversation. If you have a mortgage above 6.8%, refinancing could put real money back in your pocket. More on that in upcoming posts.

The Affordability Question

Real talk: Ventura County is not an affordable market. At the median home price of $875,000, you need household income of around $225,000 to $250,000 to comfortably qualify for a mortgage with a conventional 20% down payment.

That said, there are tools that change the equation. FHA loans with 3.5% down. Down payment assistance programs for qualified buyers. Jumbo financing that works for higher-priced Ventura County homes. First-time buyer programs. These exist for a reason.

If you think you can't afford Ventura County, have a conversation before you write yourself off. The numbers might be better than you think.

October to December Outlook

We typically see a slowdown from October through December in real estate. Fewer buyers are out looking, which can be good if you're motivated. Less competition. More negotiating power.

Current Ventura County mortgage rates are not expected to move dramatically in the near term. The Federal Reserve has signaled stability, so we're probably holding in the 6.2% to 6.8% range through year-end. Nothing shocking. This stability in Ventura County mortgage rates October 2026 is actually good news for anyone considering a purchase or refinance before the end of the year.

The bigger factor is psychology. If you've been waiting for the "right time," Q4 might actually be it. Fewer buyers, stable rates, and sellers who want to close before the holidays. That's a better position than many buyers have had all year.

What You Should Do Right Now

If you're thinking about buying in Ventura County, get pre-approved. Pre-approval takes a day and shows sellers you're serious. In this market, it's essential.

If you're thinking about refinancing, pull your mortgage statement and call us. We can tell you in 15 minutes whether it makes financial sense.

If you're just trying to understand the market, this is good information. Share it with friends. Forward it to family. The more people who understand what's happening in Ventura County real estate, the better decisions they'll make.

The Ventura County market is in a good place right now. It's neither a seller's market nor a buyer's market. It's a fair market. That means opportunity if you're prepared. With Ventura County mortgage rates where they are in October 2026, this is a realistic window to make a move.
